1. Booking

Rental bookings are confirmed upon receipt of the non-refundable deposit not to exceed $200 per month, and the booking form.

2. Deposit

The deposit may be paid electronically, by personal, bank draft/money order, or cash (not in the mail). It may also be paid by using PayPal. Payment can be in Canadian currency or its equivalent at the customer-buy rate set by Scotiabank at the time of payment. Cheques, drafts and money orders should be made payable to Helen Finley.

3. Cancellation

In the case of cancellation notice of 60 days or more before arrival, an administration fee of $40.00 will be retained from the deposit and the balance refunded.

In the case of cancellation notice of from 30 to 60 days an administration fee of $40.00 and 50% of the remaining deposit will be retained and the balance refunded.

In the case of cancellation notice of under 30 days before arrival, no part of the deposit will be refunded.

4. Failure to Show

In the case of the tenant failing to show without notification within 48 hours, the contract will be considered cancelled, the deposit retained and the owners will offer the cottage to other tenants.

5. Rental Invoice

The invoice for the balance of the rent and setting out the rental payment schedule will be tendered to the tenant or the third party responsible for the rent following the arrival of the tenant(s), and weekly/monthly thereafter.

6. Rental Payment

Rental payments may be paid electronically, by personal  cheque, bank draft/money order, or cash (not in the mail). Payment can be in Canadian currency or its equivalent at the customer buy rate set by Scotiabank at the time of payment. Cheques, drafts and money orders should be made payable to Helen Finley. Credit cards are not accepted.

7. Occupants

Occupants will be limited to those listed on the Rental Booking Form unless agreed to by the owners.

8. Emergency Contact

Tenants are asked to provide the owners with the name and contact information of a person who can be contacted in case of emergency. Tenants are advised to ensure that they have appropriate medical coverage for Ontario.

9. Arrival and Departure Times

Unless otherwise agreed, arrival time is after 3:00 pm and departure time by 11:00 am.

10. Parking

Parking for one vehicle is included in the rent. Guest parking may be arranged if space is available.  The daily rate for parking is $5.

11. Pets

Pets are permitted only at the discretion of the owners and under conditions set by them. The rate is $40.00 per month.

12. Smoking / Vaping

The cottages both interior and exterior, and their porches, gardens and decks are smoke-free areas.

13. Conduct

Tenants are expected to respect other tenants and neighbours and to comply with local, provincial and federal laws.

14. Maintaining the Cottage

Tenants are responsible for the ongoing cleanliness of the cottage, laundry, and supplies after those initially provided run out. Cleaning equipment is provided. Cleaning and laundry services can be arranged through the owners at the tenants’ cost. Tenants are not to relocate furniture without permission of the owners.

15. Damage Responsibilities

Tenants agree to report problems or damage, promptly to the owners and to not attempt repairs. The owners agree to correct problems and repair problems or damage promptly. Tenants are responsible for reimbursing the owners for repairs or replacement to correct the damage they have caused. Tenants agree not to affix items to the walls or furnishings.

16. Liability

Tenants are advised to ensure that their personal insurance covers them while residing at the Earl Street Cottages.

The owners are not responsible for loss of or damage to tenants effects. Further, the owners will not be liable for any acts or outcomes connected with the use and occupancy of the property by the tenants, the occupants or their guests including but not limited to injuries, damage, losses from fire, theft and criminal activity.

17. Owners Right of Access

The owners reserve the right of access to carry out urgent work and to show the premises to prospective tenants. The tenants agree to allow access to the owners, their trades people and accompanied prospective tenants. Owners agree to give 24 hours notice except in cases of emergency.
